Kitchen, Bath, and Plumbing Upgrades - Phase 2

Herrin, IL

Abatement of VCT flooring, designated gypsum board wall finishes, and textured ceiling finish.  Replace under slab sanitary sewer piping, patch concrete floor slab, new plumbing fixtures, light fixtures, wiring devices, VCT flooring, base trim, kitchen cabinets, and miscellaneous items.  Patch/skim coat and patch ceilings and paint entire unit.

Kitchen Upgrades, Maintenance Building Renovations, and Security Upgrades

Project IL-108-2/Lawrenceville

Kitchen improvements in dwelling units include replacement of existing kitchen cabinets, installing HPDL surfacing on wall between base and wall cabinets, installing grease shields on end walls and walls behind range.  Remove and replace countertops, kitchen sink, faucet, water risers, shut-off valves and PVC traps.  Remove and replace existing rangehoods.

Site Improvements include replacing existing security camera system and installing additional cameras to expand coverage.

Project IL-108-1 & 5/Lawrenceville

Replace existing building access control system.  Replace existing security camera system and install additional cameras to expand coverage.

Project IL-108-6/Lawrenceville

Replace existing building access control system.  Replace existing security camera system and install additional cameras to expand coverage.

Project IL-108-7/Bridgeport

Install new building access control system.

Renovation of Building for New Maintenance Facility

Renovate existing cmu/wood framed building to be used as maintenance, repair, and storage.  Renovations shall include installation of a new roof system, new exterior finishes, upgrade electrical, HVAC, and plumbing systems.

Site improvements include replacing existing parking area with new asphalt paving, striping, and parking blocks.  Regrade rear yard for parking and drainage.  Demolish existing wood framed storage building, remove trees, and construct new walk from city walk to adjacent IL-108-6/Lawrenceville.

Office and Miscellaneous Renovations

Office Renovations

Abate and replace existing flooring throughout building with (LVT) vinyl plank.  Reconfigure and upgrade existing work area/office.  Upgrades include relocating the entrance door to where the hall is currently.  Removal of the partition between the work area and hall.  Removal of existing entrance door to work area and reframe for new pass through window.  Reconfiguring the two existing toilets into one accessible unisex toilet.  Remove existing partitions and one storage closet in work area to open up the space.  Installing lay-in panel ceiling and new lighting in the Executive Directors office.  Replace glazing in lite between Executive Directors office and work area with insulated glazing (sound reducing).  Construct partition in current community space creating a Board room and a Break room.  Removal of the drinking fountain in the lobby area.  Reconfiguring the lay-in ceiling due to all of the partition removal.  Modifying existing electrical in work area to work with the new layout.  Upgrade the phone system.  Replace designated locksets on the interior (PHA will supply).  Add dead bolts to exterior entrance doors.  Paint interior of entire building.

New Parking

Add additional parking and access walks south of existing parking area in front of designated units.

Signage/Parking

Remove existing asphalt paving and walk at the north end of the parking area in front of the PHA office.  Install new concrete walk, concrete pad, and office signage.

Maintenenace Building

Add central air to existing HVAC system.  This shall include new condensing unit, ‘A’ coil, piping, condensing unit pad, disconnect, and modifying existing ductwork.  Coordinate the phone connections with office phone upgrades.

Work consists of removing and replacing existing shingle roofing system down to the wood deck.  Remove and replace drip edge, gutters, and downspouts.

IL-88-5/Fairfield

Work consists of removing and replacing existing shingle roofing system down to the wood deck.  Remove and replace drip edge, gutters, and downspouts.  Remove and replace the concrete sidewalks and stoops at designated units.
